Willow Grove Industrial Flex-Space Features a Prefabricated Metal Building in New Jersey

Our new partnership with Saddleback Real Estate Developers is a project that involves a pre-engineered metal flex-space facility in Hackettstown, NJ. Two key components for the success of this project are safety and effective coordination.

Construction commenced in July 2024, starting with the earthwork phase, which involved removing and replacing the top two feet of material to enhance ground and soil conditions. This was followed by rough grading and site preparation for the foundations after the demolition phase.

Pre-Engineered Metal Building (PEMB) construction integrates the steel manufacturer early in the design process. The construction type helps reduce labor needs and has the potential to lower site costs during construction, ultimately maximizing efficiency and sustainability. The end-result is also distinctly different in terms of aesthetics, offering a more sleek, modern look and versatility in comparison to a structure with precast concrete walls.

PEMBs can be cost-effective to construct, both in material expenses and labor costs, allowing faster construction and customization. They are particularly well-suited for specific sites because they are economical to maintain and offer greater durability in harsh weather conditions.

Safety is a top priority for us! Proactive safety planning and implementation are critical for the safe execution of our work. This is where RC Andersen excels; our team of industrial experts oversees the project from bid to closeout, ensuring seamless coordination and consistently successful outcomes. Our focus is on effective subcontractor management, hazard analysis, pre-task planning, safety meetings, safety inspections, incident investigation reviews, and training.

Coordination included redirecting the flow of traffic during construction for tenant-shared access roads. Through the successful collaborative process with the design team, the design included a custom parking lot and a more efficient MEPS system for the 54,000 SF flex-space.

This PEMB design features 68 column piers, deep foundations and 12-foot block walls on the 9.47-acre site, due for completion Q2 of 2025.
